We will undertake to secure suitable tenants who will enter into a one-year lease or other directed lease period. The potential Tenants are thoroughly vetted by this office, and the following procedures are carried out on your behalf.

(a) A current Employers reference.

(b) A current & or Previous Landlords reference.

(c) Forward rent, less our fee, to an account of your choice, this is by electronic funds transfer.

(d) We will ensure your property is properly presented and marketed and that good quality Tenants are selected in a professional manner.

(e) We guarantee that if in the event the tenants terminate the lease within the first 4 months that we will re-let the property at no further charge, say for any advertising or additional marketing.

(f) We will obtain one months rent as the initial security deposit.

(g) We will ensure that the services such as GAS & ESB, are transferred to the new tenants, (please note that NTL & SKY / Cable TV providers along with Eircom / Phone service connections are the responsibility between the Occupier and the service provider and therefore can not be directly transferred by a third party / this agency).

We will market your property to those whom we consider to be the best possible tenants and also in accordance with your own instructions as to the preferred tenants sought. The property will be marketed on the Internet, within our site, www.dermotmcgettiganlettings.com.

Should it be required we will also advertise your property in the National Press.

Dermot McGettigan, Letting acts as agents only, and all contracts entered into shall be deemed to be between our principals and the other party and I myself shall not be a party to said contract unless otherwise specifically stated.

We have a large maintenance team of registered Electricians, Plumbers, Alarm Technicians, Painters & Decorators, Contract Cleaners, and general Maintenance individuals, who have their own contractors insurance in place, and who are all Tradesmen of a high caliber.

We will deal with all aspects from problems with the building fabric, (subject to inspection) along with the associated services such Electric appliances, Plumbing, Alarms-Windows-Doors-Washer / Dryers-Ovens.The cost of any outlay is deducted from the rent and a detailed statement is provided, if necessary, to the landlord.
